Initial Meeting With Your Realtor:

- Talk about financial eligibility and how to get prequalified

Loan Qualification:
- Obtain prequalification from a lender
Putting Your Needs and Wants Together to Find a Home
- Find a property that fits your needs and is in your price range
- Realtor will advise, discuss and write offer with buyer
- Buyer reviews contract with Realtor to ensure it meets buyer's needs
- Realtor submits offer to seller's agent for review
- Seller either accepts offer or gives a counter offer
Present Offer and Negotiate With Seller's Agent
- Realtors continue to negotiate until buyer and seller can reach an agreement. If no agreement can be met the process starts over on a new property that fits buyer's needs
- Seller accepts offer or counter offer
- Buyer prepares "good faith deposit" check (generally 1-3% of purchase price)
Escrow is opened and timeline begins
- Buyer deposits "good faith money" into escrow
- Escrow will order Preliminary Report
Submit Loan Application
Contingency Period (Generally First 17 Days of Escrow)
- Physical Inspection of property is conducted by a qualified inspector
- Approve seller's Transfer Disclosure Statement
- Approve Preliminary Report
- Conduct property appraisal
- Obtain loan approval from lender
- Perform termite inspection and certification
Find Homeowner's Insurance
- Select insurance company and coverage
- Insurance will be in effect at close of escrow
Down Payment (if any)
- Escrow needs cashier's check or money transfer prior to closing date for funds due to purchase
Closing Escrow and Getting Your New Home
- Deposit down payment (if any) and closing costs to escrow
- Bank sends balance of purchase price to Chicago Title
- Property deed is recorded with County Recorder's office, generally 1 day prior to closing
- You get the keys to your new home! Plan on some house guests!li>
